Discounts for SELLERS
Option #1
The $299 Flat Fee MLS plan includes:
(If you sell your home without a Realtor you will owe no other fees!)
* A listing on the Realtors' Multiple Listing Service (MLS)UNTIL IT SELLS! However, you may cancel the listing at any time.
* A Realtor.com Listing
* Listed on 100s of local and national websites
* A yard sign
* A lockbox
* Up to 15 photos on your MLS listing and Realtor.com listing
* All necessary contracts, disclosure forms, etc. to sell your home
* If you personally find a buyer, your total cost will be the $299 listing fee that you paid up front!
An additional $200 is required for the services below. These are paid at the time of closing:
* Assistance with Offers
* Help with Negotiation
* Assistance with Inspections
* Assistance with Home Warranties
* Assistance with Mortgages
* Assistance with Attorneys
* Real Estate Agent attends your closing
When you list with me you can offer a selling agent any commission amount you desire (to get other realtors to show your home, I recommend 3%), but IF YOU SELL THE PROPERTY ON YOUR OWN, YOU PAY NO COMMISSION TO ANYONE! Whether, you sell your house as a FSBO or use me, it is very important to include in your price a 3% commission for the selling agent. Even with your home as a FSBO, many interested buyers already have a contract with a realtor. That realtor must do as their real estate firm and real estate broker requires, which is usually a 3% commission for representing a buyer.
Option #2
If the Flat Fee program is not for you, the 1% option may work. I charge only 1% of the selling price to list your home in the local MLS and Realtor.com. The 1% fee is paid at closing when your home sells. You receive all of the same services outlined in Option #1. Plus, you receive these additional services:
* A flyer box with detailed color flyers, describing your home or property, is attached to the sign in your yard.
* Flyers are emailed to area realtors and potential buyers.

Buying a new home? If you use me to purchase your next home, I will LIST YOUR HOME FOR FREE! You will receive all of the services listed in Options #1 and #2.
Rebates for BUYERS
Use me to buy your home, lot, townhouse, acreage, condo or commercial property and receive HALF of my commission! This applies to any property listed with any agent or builder in the South Carolina Midlands. For example, buy a $100,000 house; and YOU WILL RECEIVE A $1500 CHECK AT CLOSING! This is your money and can be used for closing costs, moving expenses, upgrades to your new home, furniture and/or anything you wish. I will assist you in finding your dream home and negotiating a really good deal! When the property closes, I share my commission with you. You'll feel like you have a generous relative in the Real Estate business!
